What to know before becoming a homebuyer

The purchase of a home is a very important life changing decision.  Before entering the market for a new home it is important to consider the following:

Financial Considerations: Are you ready to take on a 15-30 year mortgage loan and do you have the cash reserves required to qualify for a mortgage loan?  A good mortgage lender can help you to qualify for a loan that is right for you. 

What type of home is right for you?  Do you want a lower-maintenance home such as a condo or townhome or do you need plenty of land?  Do you want to newer home within a homeowner’s association or do you prefer an older neighborhood?  Do you prefer gas, oil or electric heat?  What is your ideal home like?

What are your minimum requirements?  How many bedrooms and bathrooms do you expect to need during this home ownership?  Do you need a large backyard with a fence?  Do you need a garage or a finished basement with a walkout?  Do you need to live only in a particular city or school district?  Decide in advance what is most important to you and what attributes are deal breakers for you.  Knowing what your minimum requirements are will help to refine your home searches from potentially hundreds to possibly a relative few. 

What you don’t want.  Some homebuyers who have small children or pets want to avoid homes on or near main roads.  Others only want homes built within the last 10 years for example.  Well & septic vs. public water/sewer.  Deciding in advance what you don’t want is just as important as knowing what you do want.
